This rarely available three bedroom detached home nestles within convenient reach of the picturesque centre of Toddington and incorporates well proportioned, interchangeable accommodation which now requires some degree of updating/modernisation.

Approach to the property is via a driveway which allows parking for two vehicles, part of which sits under a protective car port. Once inside you’re immediately greeted by the entrance hall which has stairs to one side leading to the first floor accommodation and, to the far end, a useful cloakroom. Nestled alongside is the kitchen which has been fitted with a range of floor and wall mounted units with light coloured work surfaces over and has capacity available for various free standing appliances. A breakfast bar sits to one side providing additional informal dining. Back at the front of the home is the principal reception room, the living room, which commands impressive dimensions, in this case 14’9ft by 12’2ft making for flexible furniture placement. A fireplace with ornate backing creates a real focal point to the room, whilst a box bay window glances across the front elevation. Completing this level is a separate dining/family room which extends to 18’4ft by 9’2ft and has French doors to the rear opening into the garden, flooding the room with an abundance of natural daylight.

Moving upstairs the first floor landing gives way to all the accommodation on this level, the master bedroom of which nestles to the front aspect and benefits from built in wardrobes. Of the remaining two bedrooms both occupy the rear with one measuring 12’2ft by 9’2ft and the other extending to 9’2ft by 8’10ft. They are all serviced by a bathroom which comprises of a shower enclosure, low level wc and pedestal wash hand basin. Modern half height white tiling adorns the walls and an obscure window illuminates the space further still.

Externally the rear garden is sizeable and has been thoughtfully designed and executed with a paved patio as you initially step out, perfect for relaxing or entertaining, beyond which the remainder of the garden has been laid to lawn and is flanked by brick edged borders stocked with an assortment of shrubs and bushes. The boundary is enclosed by timber fencing.

Toddington is a beautiful village designed and built around a large central green which provides a delightful focal point for the almost 5,000 residents that call it home. It is positioned five miles north-north-west of Luton, four miles north of Dunstable and six miles southwest of Woburn and offers superb commuter access to the M1 as well as the nearby mainline railway stations in Harlington and Flitwick. Dating back to the thirteenth century the village now offers a vibrant, bustling feel, combined with an authentic sense of community, and has a wide range of shops including hairdressers, beauty salon, opticians, and traditional bakers. It is also well served by three public houses, The Bell, The Griffin and The Oddfellow Arms, in addition to Red Chilli offering high quality Indian cuisine. Schooling within the village operates on a three-tier system with St George’s Lower positioned on Manor Road, Parkfields Middle nestled in Park Road itself before moving onto Harlington Upper School located less than three and half miles, or 8 minutes, away, with all having a particularly good reputation.
