Seller insight

Our family have lived here at Woodgate for the last forty years..we have loved the cottage and grounds for all sorts of reasons. A wonderful place to bring up our four children giving them space to grow and enjoy the outside space, but be near enough to other communities not to be isolated.
It's in a very sunny yet sheltered position within the Camel Valley with long views along the River Camel and over the fields. Barn owls fly here along with kingfishers, and there are otters in the river… perfect for us as wildlife fans.
The fields are lovely natural meadows and great for wild swimming off your own little private beach with, or for kayaking and picnics. The sun staying here till the evening in the summer months providing us with many happy family memories of swimming and rounders.
As keen gardeners, we have enjoyed a big mature garden and cultivating producing in our veg boxes as well. We like to cut our own fire wood, our home would be lovely for anyone keen on anyone enjoying being self sufficient.

To sum up …we are downsizing to be nearer to our family, and feel Woodgate deserves some new enthusiasts to enjoy it to the full.

Step Inside
Woodgate is a truly unique family home, steeped in history and agricultural heritage "Inclosed and bult by Joseph Kestell 1814" as proudly announced by the plaque above the front door.
The views over the Camel Valley are breath taking, encapsulating the extensive pastureland and woodland which have all been enjoyed by the property's owners over the past 40 years.
Originally part of the Pencarrow Estate, various parts of the property have previously been host to an array of animals, an apple cellar, and a rural retreat for guests and owners alike.
Entering past the laundry room, via the cosy farmhouse kitchen with underfloor heating and oil fired Rayburn, an inner lobby gives access to a ground floor shower room and leads to an expansive sitting room and light filled dining room with maple flooring and multifuel burner. From here there are stunning views across the Camel Valley.
Stairs lead behind the kitchen to a further first floor snug with multifuel burner, a fitted office with built in storage, and craft studio with Fired Earth flooring. This floor also has a generous dual aspect double bedroom with built in storage.
From the landing, there is a hidden entrance to the annexe, through a bookcase cupboard; the annexe has two double bedrooms with built in storage, a fitted kitchen, a bathroom, and a sitting room with bifold doors opening to the fabulous gardens.
Stairs from the landing lead to the south facing master bedroom with deep built in wardrobe, wooden shutters and feature original floorboards. This has an ensuite, traditional style fitted bathroom.
Throughout this delightful property, there are splendid views enhancing the warm and welcoming atmosphere; the versatile accommodation options and incredible grounds are sure to appeal to anyone seeking a tranquil, light filled home full of history. There are many modern comforts such as partial oil fired central heating and superfast broadband. In terms of sustainability there is both mains and private water, a private modern drainage system and an endless supply of wood for use on the roaring log fires!

Step Outside
The grounds at Woodgate are a wonderful feature of the home, they extend in all to some 10.37 acres and are a superb mix of pasture, gardens and woodland. At the front of the property there is a magnificent magnolia tree which is locally renowned for its radiant colour. There are many shrubs, bushes and perennials across the gardens such as pampas, bamboo, camellias, rhododendrons as well as a stocked pond. There is a wooden outbuilding known as The Studio with a wood fired hot tub. The studio has power and light. A large wood store has double doors. The detached barn is a key element of the property and was converted many years ago, it has the benefit of a certificate of lawfulness for occupation and has been used as a successful Airbnb in the past. It comprises of comfortable single storey accommodation that includes an open plan living space with modern kitchen, double bedroom and adjacent shower room. The barn has underfloor electric heating, a feature vaulted ceiling and it could be used to generate additional income or to assist and house a multi-generational family. There are two vehicular entrances to the property, the most frequently used entrance nearest the main house has a gravelled hard standing parking area which will accommodate two cars and an EV charging point, adjacent to this a stepped path leads down to the house with access to the side annexe. From here a delightful view can be enjoyed over the grounds of the property and along the Camel Valley. A gravelled path flanked with large trees including ash and some large fruit trees leads gently down the to the pasture paddock and meadows which nestles adjacent to the river. From here you can truly appreciate how unspoilt this setting is, this is the furthest point from the house and lies where you can see the Camel Trail and imagine how, once upon a time, trains were heading back and forth from Padstow and London. The whole area is a rich haven for much wildlife, our client has seen Otters and kingfishers as well as many rare birds. Today the Camel Trail is a valued amenity for all to use on foot or by bike. There is a remaining large block of pasture which would be suitable for those who have animals. Many places provide access the river where you can enjoy a refreshing swim or picnic in fine weather. There is a small quarry where the stone has been recycled and used in the garden On the lane a pull in that is within the ownership of the property will comfortably accommodate two cars for overspill parking. At the other side of the lane is a raised enclosure of land which measures exactly one acre. This area is well fenced and has a path which leads up to the top where is meets the top road. From here you get the most outstanding view looking back at Woodgate and all its grounds. Our clients used to keep pigs in this area which also features some fruit trees.

The route to Woodgate winds through the picturesque Cornish countryside, following a single-track lane that meanders through the lush Camel Valley
From the A389, between Wadebridge and Bodmin, turn right at Washaway onto a narrow, non-signposted road (you'll see a small sign for Tregleath Farm).
Follow this road, staying on the main lane and ignoring any turnoffs to farms or hamlets.
The total journey covers approximately 5.1 miles from Wadebridge.
Near the end of the journey, take a slight left, followed by a final left turn that will lead you directly to Woodgate.
