In a wonderful, rural, but not isolated position, The Barns at Boatside offer a stunning country retreat with far-reaching views over farmland, and across the pretty River Wye in the heart of The Wye Valley.

Approached from the B4567, a driveway meanders down to just the neighbouring property and this one, and a private entrance opens up into a large parking area suitable for numerous vehicles in front of the first garage and outbuilding block. Entering the residence itself, a pedestrian gate leads into a walled courtyard garden which in turn gives access into the wonderful kitchen. Measuring 12.17 x 2.58m, there is ample space for food preparation, cooking and dining, and the large floor to ceiling oak, double glazed windows all along the front flood the room with natural light. A door from the dining area opens up into a wonderful reception room, measuring 7.95 x 4.02mwith woodburning stove in the corner, and lovely views out to the river bordering the edge of the garden. A door from the reception room opens up into a multi-functional downstairs bedroom/home study, measuring 6.21 x 2.25m, having double opening doors to the front, and a modern wet-room shower room off, enjoying a suite of shower, low-flush WC and pedestal wash hand basin. From the kitchen, a further door leads into a useful 4.70 x 3.17m utility room which is further connected to the second outbuilding.

An oak staircase rises from the reception room to the first floor landing, which in turn gives access into the two further double bedrooms. Both bedrooms are of good size, with the largest measuring 3.29 x 2.91m at the rear of the property, and the second measuring 3.14 x 2.65m. Both bedrooms enjoy bespoke double fitted wardrobes, maximising the space on offer, and the front bedroom enjoys a door out to the balcony, the perfect spot for a morning cup of coffee, or evening glass of wine, with far-reaching views over the River Wye. The first floor accommodation is complete by a modern family bathroom, boasting a suite of panelled bath, low-flush WC and pedestal wash basin.

Externally, the property benefits from the aforementioned outside parking area, and double opening doors lead into a timber constructed workshop/garage outbuilding. With a concrete floor, this is the perfect space for storing and working on vehicles, should the new owner wish to, and a door from here leads into an insulated home office housing a woodburning stove, with modern shower room off, which enjoys a suite of shower cubicle, low flush WC and pedestal wash hand basin. A staircase leads from the main workshop area to a useful storage area above the office/shower room. Adjoining the outbuilding is a large carport, which could double up as a useful wood store a short distance from the house itself. The second outbuilding is accessed from the utility room, and is ripe for conversion subject to the necessary permissions, to additional accommodation or a self-contained holiday let. Again, there is a useful storage area above the utility room. To the rear of the property, there is a level lawned area of good size, and to the front is a manicured terraced garden, with lovely seating areas to take in the stunning views, and stone steps leading down to the river level. The grounds are completed by the walled courtyard garden just outside the kitchen, a superb private space which can be enjoyed all year round.

A stunning home, with a wealth of history and character, and completed to exacting standards - the finish is superb, with oak double glazed windows and doors, and an oak theme throughout to include the staircase. Viewings are highly recommended to appreciate this fantastic country residence.
