Fantastic family accommodation in the heart of the popular village of Lindford offering driveway parking to the front and a generous level sunny garden to the rear.

Approaching it's centenary year (built in 1926), the current owners have raised their family in this character home for over 30 years, with it's large garden, good sized accommodation and close proximity to the village amenities it's easy to understand why.

Mature hedging behind a brick wall to the front offers privacy from passers-by, edging a spacious driveway to the front and side; offering parking for upto four cars.

A modern front door opens into an entrance hall from where you then enter the sitting room, this is a very comfy room in which to relax or watch tv with a charming bay window to the front. There is a wide opening to a super dining room which benefits from several built in cupboards for storage alongside the cupboard under the stairs! This spacious room is perfect for entertaining, accommodating a large table for many guests!

At the rear of the house is a modern fitted kitchen with large window onto the garden, and with a door opening directly onto the patio and garden beyond. Attached to the house, but accessed externally is a large workshop/utility room.

Moving to the first floor there are three good sized bedrooms and a contemporary, fully tiled, family bathroom. The master bedroom is particularly generous with a bank of built in wardrobes, an en suite shower room and space for a king size bed. The other two bedrooms also benefit from built in wardrobes.

From the landing area there is a fixed staircase to a loft room and further loft storage. There is scope to create additional accommodation on this level subject to the usual constraints/planning permissions.

The garden is superb and one of the stand out features of the home. Extending at least 100 feet away from the house it is level and enjoys a sunny westerly aspect. Mature hedging to the boundaries offers a good degree of privacy from neighbours. There are two areas of lawn with mature floral borders alongside.

There are also two superb patio areas; a large paved terrace close to the house, perfect for dining, covered by a relatively new wooden pergola to provide shade. The 2nd area is almost at the end of the garden and more of a spot to relax with either a good book, a nice drink, or chatting with friends. Again covered by a pergola this one is well established with a mature wisteria, honeysuckle and grapevine providing shade from the sun as well as a lovely fragrance throughout the summer months. Behind all of this, tucked away almost out of sight is a large garden shed; ideal for tools, patio furniture and associated cushions!

Liphook Road is a popular residential area with a mixture of character and modern properties situated in the heart of Lindford, walking distance of local shops and the rather lovely Royal Exchange pub!

Lindford is a popular small semi rural village just into Hampshire famed for the River Wey running through it. The area has extensive surrounding countryside, of particular note is Broxhead Common nature reserve which is famous for its heather and wildlife (especially the nightjar). This area forms part of the Shipwrights Way where you can walk, cycle or ride to Bentley in the north or Portsmouth Dockyard in the south. The Shipwrights Ways also runs through Bordon Woods and borders the River Wey. Local shops and services are available nearby with the larger towns of Farnham, Alton and Petersfield offering high street shopping and main line rail connections, and are within a ten mile or so radius. The smaller town of Liphook, with a slower train service into London is less than 5 miles away.
