An excellent opportunity to purchase a family home, which could use some modernisation, in a convenient location just off the centre of Llanwrtyd Wells, in the heart of Mid-Wales.

Approached from the A483, the property enjoys a small courtyard front garden, with enough space to enjoy a morning cup of coffee, and the entrance door leads in to a small hallway. From here, a door leads in to the 4.52 x 3.19m main reception room enjoying a window to the front letting in natural light, and feature fireplace with brick surround. A door at the rear of the room leads on to a rear lobby, with opening into the 6.20 x 1.93m kitchen/breakfast room. With ample space for food preparation, cooking and dining, there is also an external door to the rear garden. Just off the rear lobby, there is a modern shower room, enjoying a suite of walk-in shower, low flush WC and pedestal wash hand basin. From the entrance hall, a door opens up into a second reception room, measuring 3.27 x 2.61m, which could easily be utilised as a home study or separate dining room, and is currently used as a downstairs bedroom.

The first floor of this family home boasts three bedrooms, two of which are doubles, as well as a comfortable single. The family bathroom is also accessed from the first floor landing, as well as a ladder style staircase leading to an unconverted loft space, with limited headroom. The views in particular from the first floor are outstanding, across the River Irfon to the rolling Mid-Wales countryside beyond.

Externally, the property benefits from the aforementioned front garden space, and to the rear, is an area of hardstanding which could be made into a lovely private sun trap. Accessed from a lane adjacent to the terrace of properties, is a timber constructed outbuilding, which would fit a motorcycle or similar, if required. On the opposite side of the road a pedestrian gate gives access down a set of shared steps to a gently sloping lawned garden running down to the River Irfon which is lined with mature trees and shrubbery.

The property is positioned just off the centre of Llanwrtyd Wells, one of the smallest towns in Mid-Wales, sitting astride the River Irfon. With a population of approximately 850, it famously claims to be the smallest town in Britain. The town is located on the A483 between Llandovery and Builth Wells near the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists, following the discovery of waters with healing properties in 1732. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events. The market town of Builth Wells, located at the heart of Powys, is just 13 miles away in what is arguably some of the most beautiful countryside in the United Kingdom. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon – The upper section of the Wye Valley. Builth Wells is famously known for hosting the annual Royal Welsh Show, which is the biggest agricultural show in Europe and attracts over 240,000 visitors to the town each year.
