An exciting opportunity to purchase a lovely character-filled four bedroom home, formerly part of the old school, in a convenient location just southeast of Llanwrtyd Wells, in the heart of Mid-Wales.

3 Ty Hen Ysgol is positioned less than half a mile from the centre of Llanwrtyd Wells, and enjoys a wonderful outlook with farmland to the rear, and the Dolwen playing fields to the front, boasting all the peace and tranquillity you would expect from a small town in 'God's own country', Wales.

The accommodation is deceptively spacious, and approached from the front is an entrance hallway which runs from front to back, giving access into an impressive kitchen/breakfast room. This room boasts ample space for food preparation, cooking and dining, as well as having a useful understairs pantry cupboard and the stairs to a first floor landing. The main reception room is incredibly over 40 square metres, with dual aspect windows and double opening doors to the garden flooding the room with natural light, in a wonderful space to relax. Accessed from the reception room is a useful utility room, and further a downstairs 'wet room' shower room, enjoying a suite of shower, low flush WC and pedestal wash hand basin.

The accommodation continues to impress on the first floor, with the master suite located to the front of the property. The suite boasts a double built-in wardobe, as well as en-suite shower room with suite of corner shower, low flush WC and pedestal wash hand basin. The landing has a large built-in cupboard space just next to the master suite, and leads to the rest of the accommodation to the rear of the property. There are two further double bedrooms at the back, one currently being utilised as a hobby room, as well as a large single bedroom currently used as a dressing room. The first floor accommodation is completed by a family bathroom, enjoying a suite of panelled bath with shower over, low flush WC and pedestal wash hand basin.

Externally, the property has a small area just outside the front door, ideal for potted plants, and to the rear are some lovely gardens to enjoy. Immediately outside the back door is a landscaped paved garden. Recently transformed into a wonderful, useable suntrap, the paved area offers a lovely space to enjoy the sunset with a glass of wine, whilst having flowering borders and space for a garden shed. A pedestrian gate leads out of the first rear garden, across a path that leads to the neighbouring properties, and on to a second rear garden. Laid mainly to lawn, this is another large area to enjoy, and also houses the oil tank, which is located just behind the detached, timber constructed garage.

There is a communal parking area for the four properties with gated vehicular access from the road leading into the properties themselves, offering plenty of space for vehicles.

Please note any sale agreed is subject to probate being granted, which has been applied for.

Please note we have been made aware there is a service charge for the communal areas of the development which amounts to £240 per annum.

Telephone & Broadband: Telephone- subject to BT transfer regulations. According to comparethemarket.com the property has a broadband speed of: 31.14 Mbps (average speed of Mbps).

Please note you should always confirm this by speaking to the specific provider you would like to use. This is for guidance only.

The property is positioned in a semi-rural position just to the southeast of Llanwrtyd Wells, one of the smallest towns in Mid-Wales. Sitting astride the River Irfon, with a population of approximately 1,551, it famously claims to be the smallest town in Britain. The town is located on the A483 between Llandovery and Builth Wells near the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists, following the discovery of waters with healing properties in 1732. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events. The market town of Builth Wells, located at the heart of Powys, is just 13 miles away in what is arguably some of the most beautiful countryside in the United Kingdom. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon – the upper section of the Wye Valley. Builth Wells is famously known for hosting the annual Royal Welsh Show, which is the biggest agricultural show in Europe and attracts over 240,000 visitors to the town each year.
