A spacious and well-maintained first floor flat for sale with a share of the freehold, in the popular community of Upper Leytonstone. This well-designed property, which benefits from gas central heating, includes two doublebedrooms, a large reception room, a family bathroom and a stylish separate kitchen with appliances included.
Occupying the entire first floor of a large Victorian terrace villa which retains many architectural details, the flat sits in a quiet street with residents-only parking. The front porch leads to a shared hallway with access up to the property and its own private hallway which offers independent access to each room.  The staircase and hallway features a dado rail with white above and a warm dark teal below. The hallway also provides access to the attic storage space which, subject to the necessary permissions, could offer future potential for expansion of the accommodation.  The first room to the right is the family bathroom with large frosted-glass window, mosaic tile splash backs and stone-effect floor tiles. There’s a three piece bathroom suite comprising of a W.C., a pedestal washbasin and a bathtub with shower above and glazed screen.
The next room along is the stylish kitchen which was fully re-fitted in 2021. The sage green shaker-style cabinets are complemented by solid timber work surfaces, bevelled tile backsplashes and geometric design floor tiles. There’s a gas hob with extractor above and integrated appliances which will remain for your use.  At the end of the hallway is bedroom two – a double room with a radiator and large sash window, looking out to attractive gardens at the rear of the property. Back along the hallway and straight ahead is the large South-East facing reception room, which occupies the full width of the property and receives generous natural light from its feature bay window, plus an additional smaller window. There’s room for a large seating area and separate dining space, and a feature wall in dark teal provides an attractive focal point for the room. The final room in the property is bedroom one, which is a good-sized double room looking out towards the rear of the property, and benefits from a large radiator and alcoves for built-in storage.
The property is situated in the quiet area of Upper Leytonstone, with all the transport links and amenities of vibrant Leytonstone just a few minutes away. Leytonstone Central Line Tube Station is a 15 minute walk and several bus routes can be accessed in less than 5 minutes. There’s a large supermarket within half a mile and many other shops and amenities very close by on the popular High Road. Local hospitality businesses include the Rear Window Restaurant, the Olive Greek restaurant and the highly rated North Star Pub, which is in the beautiful conservation area of Bushwood.  This also a perfect location if you enjoy the great outdoors, with Hollow Pond and Leyton Flats literally at the end of the road and Wanstead Flats, Hackney Marshes and the Walthamstow Wetlands Nature Reserve also within easy reach.
Sellers commentsWe bought this property as first time buyers as two friends, having both lived in Leytonstone for a few years. We have loved living here but are now relocating with our respective partners. The property is ideally located for us - it's close enough to Leytonstone tube for access into central London and to Leytonstone High Road for local amenities and shops; but on a quiet residential street, a stone's throw from Hollow Ponds and into Epping Forest. Our downstairs neighbours are a small family and have been nothing but helpful and friendly (even feeding our cat every now and then!). The nearest newsagent is at the bottom of the road, there's a bigTesco 8 min walk away and the nearest pub is a 5 min walk along Whipps Cross Road. Since owning the property, we have completely renovated and modernised the kitchen - all appliances are top of therange and less than 3 years old. We have also repainted throughout. Despite not being double glazed, the flat heats up quickly and stays warm in the winter. We would have loved to extend into the loft (it's big up there!) and probably would be exploring this in different circumstances.
