Guide Price £415,000 - £425,000. We're delighted to present this first floor two bedroom flat in the heart of Leytonstone, complete with a 900+ year lease. This charming flat is just a stone's throw away from Leytonstone Central Line Station and the bustling High Road, with all the shops, restaurant, bars and amenities you could need right on your doorstep.

The property is on the first floor of the building containing four apartments, and has its own private access door and parking space. The wall leading up the stairs is painted in a deep teal green, offering a vibrant and warm welcome as you enter. As you ascend the carpeted stairs, the landing area including newly installed engineered wood flooring underfoot, provides access to the whole apartment.

Directly ahead of you and on the right, the first door you'll find is the large reception area has fitted Luxury Vinyl flooring which flows through wonderfully from the landing area. The large rear-aspect window overlooking the garden provides plenty of light due to its South facing aspect, adding to the great sense of space here. The room is large enough to act as a dining/living area, with the potential to accommodate a dining table should you wish to do so. This still leaves room for a large sofa or suite, coffee table, TV unit and display cabinets. The current occupiers have fitted bookcases in the large alcove recess, which is perfect for storage or displaying ornaments, and the ceiling is fitted with dimmable spotlights for that perfect ambience. The room is decorated in a light neutral tone, ready to move right into with the opportunity to add some colour accents to personalise the space to your taste.

Next to the living room you'll find the smaller of the two bedrooms. While currently purposed as a useful home office, it would also make an equally good nursery, children's bedroom or guest room. Again neutrally painted and with a light beige carpet and sunny window to further open up the space, there's plenty of room for a bed or sofa bed, desk or dressing table and even fitted wardrobes – your room, your choice!

Next up, let's head into the kitchen, which has been recently fitted in a smart, contemporary style with clean lines and a vibrant splash of colour. The worktops are a black granite look with a bright sparkle to add some glamour, and there's plenty of storage thanks to a selection of sleek white fitted wall and base units. The splash-back and around the worktops is finished with white subway-style tiling and there's a fitted hob and oven with an extractor hood. All the appliances are neatly hidden by the modern looking cupboard doors, with integrated appliances such as dishwasher, washing machine and fridge freezer. The flooring is tiled, with a dusky grey finish similar to the Bathroom, and the end wall is painted with a wonderful block of scarlet red which gives the understated monochrome look a fabulous 'pop'. The Kitchen has also had a brand new boiler installed this month, which includes a 10 year warranty.

A little further down the hallway is the bathroom, again recently fitted and using the same grey flooring as the kitchen, along with stylish grey slate tiles floor-to-ceiling on every wall – a bathroom that wouldn't look amiss in a bespoke boutique hotel. There's a white end-fill bath with overhead shower and glass screen, a deep D shaped sink and a fitted toilet. There's also a mirrored cabinet to store away your personal products and toiletries. Again, there's an understated and sophisticated feel to this space, and the quality of the finish will ensure this bathroom looks great for years to come.

The final room in the apartment is the spacious master bedroom. The large fitted wardrobe on the inner wall leaves plenty of extra floor space for a King size bed, bedside units, additional storage and a dressing table. It's painted a subtle mint green and carpeted with the same beige as the smaller bedroom, creating a lovely relaxing vibe. The large window gives the room an extra sense of space and it's easy to imagine this as your perfect restful sanctuary.

This two bedroom flat also has its own low-maintenance South facing garden garden space at the rear. It's fenced off and self-contained with a decking area for entertaining, and the remainder of the garden is gravelled with some mature shrubbery dotted around. It's an immediately useable space for the not-so green-fingered but equally could easily be modified by a more adventurous gardener.

Leytonstone is a diverse and cultured area of London with new bars, cafes, pubs and restaurants all within walking distance. The recently refurbished Sir Alfred Hitchcock Hotel opposite Hollow Ponds is a popular destination with delicious food and great service – and Hollow Ponds itself is a fantastic outdoor space for walking, exercising or just meeting up with friends in the summer. The Filly Brook is close by, a fun bar with an interesting range of beers, food, and music, and The Heathcote and Star is a well-loved family-friendly pub with a huge garden for finer days. The West End is 35 mins on the central line, Hackney is 15 minutes from the nearest bus stop and further afield, Stansted Airport is a 40 minute drive. The area is also good for shopping with a range of independent and high street stores on its doorstep. This property is perfectly placed for the modern professional couple, small family or single buyer looking for some space near the city.

The Owner Commented… 'This has been our home for nearly 6 years and we've had a wonderful time here – in that time we've got married, adopted a cat and had a baby, and we're now moving to find something bigger for our growing family. We'll be very sad to leave! The flat is lovely – one of our favourite features is the living room, which is very spacious and gets plenty of sunlight during the day and looks out over trees and gardens. The other three owners in the block are very friendly – we have a Whatsapp group and communal issues are dealt with quickly and easily. The location is also excellent: in terms of green space, it's walking distance to Hollow Ponds (part of Epping Forest); and it's also 5 minutes' walk to Leytonstone tube, which is well connected via the Central Line (and has a great coffee shop), and to Leytonstone High Street. The High Street and surrounding area is excellent: we have a great range of pubs (The Red Lion and The Birds being highly recommended), restaurants and shops, including a nice mix of all the usual shops (Boots, a big Tesco, Superdrug, a Post Office); but also brilliant independent cafes, restaurants (Panda Dim Sum and Singburi Thai are our favourites) and even a microbrewery, with new places opening regularly. We love that all this is just a few minutes' walk from our flat'.
