Offered Chain Free, this charming three bedroom maisonette is located in the Heart of Leytonstone, near the top of the bustling High Road, giving you easy access to fine eateries, great pubs and a mix of independent and high street stores. This property is also a stones throw of Leytonstone tube station and Wanstead Flats.
Although the address of this property is Church Lane, you access the property from Burghley Road via a key coded gate for extra safety and security. After the gate, you head up the metal stairs and enter the property directly into your kitchen.
The kitchen has a true taste of the traditional about it. It's large enough to hold a dining table in the centre of the room for your morning coffee, evening meals or hosting friends and family, plus there's space for your fridge freezer and washing machine. There's plenty of storage too, with a range of wall and base fitted units in light oak complemented by the granite style worktops. The splash back is tiled with large white tiles around the sink, the cooker and the worktops, and the floor is covered with large beige tiles keeping this space nice, light and airy in atmosphere.
Directly in front of the door that leaves the kitchen is a handy toilet cleverly nestled under the stairs. It's a simple affair with just a toilet and a sink, and tiled with the same floor tiles from the kitchen but is a super useful addition and is perfectly clean and functional.
Across the hallway, you'll see another door, which is your family bathroom. There's no bath here but instead a lovely, large standalone shower cubicle, plus a D shaped sink, a heated towel rail and a WC. There's a large sash window providing lots of natural light, and you'll note the continuation of the same tiles from the kitchen.
Now we head up a small flight of a few stairs towards the first bedroom and the reception room.
This lower floor bedroom, thanks to its situation within the property, could easily be converted into a family dining room if you were to take out the feature fitted wardrobe next to the beautiful cast iron fireplace. Alternatively, you could leave the fitted wardrobe in using it to store toys and games, and use the room as a play room or nursery for those growing families. If you do decided to use the room as a bedroom however, it would easily take a large double bed, bed side units, and dressing table and a beautiful rug would make a true feature of the treated wooden floorboards. It could also be used as a home office, or office and guest room combined with the addition of a small sofa bed.
When you walk into the reception room at the front of the property, you're immediately hit by the gorgeous amount of light from the huge window. It's a spacious room that would easily take a large sofa or suite, coffee table, TV cabinet and display units. There's another beautiful, original cast iron fireplace in the chimney breast and the recesses created would be perfect for bookshelves.
Leaving the reception room, let's head up the stairs to the other two bedrooms. The first of these rooms is a carbon copy of the first bedroom downstairs. The only difference being that this room is carpeted. Again, you'll notice the original feature fitted wardrobe next to the charming cast iron fireplace. If you don't need to use it as a bedroom, this would make a fabulous home office or nursery – the configuration options of this maisonette can't be undersold, with enough choice to suit any situation or lifestyle.
The last bedroom and final room of the property is a real showpiece. It's a truly impressive space with two large sash windows bathing the room with beautiful natural rays. There's another magnificent cast iron fireplace with a decorative surround, and the recesses created by the chimney breast are perfect for wardrobes or display cabinets – and the room would easily take a large double bed with bedside units too. The wooden flooring has a wonderful patina acquired through use and age for a cosy and homely feel. The size of this room would make it a fabulous grown-up escape and it's easy to imagine yourself reading the papers in bed on a Sunday morning with a steaming mug of tea.
Being so close to the top of Leytonstone High Road this three bedroom maisonette puts you right on the doorstep of shops and stores catering for all your needs. There's a large Boots and an Argos just around the corner, large and small supermarkets within close proximity, plus GP surgeries and a gym in the local vicinity too. With Wanstead Flats are close by where you can escape the hustle and bustle, and your commute is made easy with Leytonstone Underground only moments away. This property really does have everything - plus bags of potential to make it your own - and it's hard to imagine it will be on the market for long.

I bought the property for myself in 2006 and refurbished it but moved away the following year and it has been rented ever since. It has been continually rented as an HMO for the last 8 years which has provided great income. The rooms let very quickly due to the proximity of the tube station and the great amenities on Church Lane and Leytonstone Hg St. I have moved out of London and my home is now in East Sussex and the distance has made managing the flat more complicated which is why I'm selling. this will be a chain free sale'.
