This spacious end of terrace three bedroom house lies in the heart of the lovely neighbourhood of South Leytonstone, on a quiet street yet close to all amenities. With two reception rooms, a large kitchen, three double bedrooms, a garden, gas central heating and UPVC double glazing throughout, this is a great family home.
Entering from the quiet tree-lined street, you’ll pass through the small front garden which affords privacy from passers-by. The house is built from traditional yellow London stock brick, highlighted by an ornate stone mullioned bay window and a lovely corbelled arch above the front door.
Stepping through the high quality, navy blue front door you’ll find yourself in the delightful hallway. There’s an abundance of natural light from the part glazing in the front door and the transom window above. With original floorboards, waist-high tongue and groove panelling in a heritage sage green colour, and light cream walls - the perfect place for a large mirror – it provides the warmest welcome for you and your guests.
The first door to your left takes you into the comfortable living room. The door itself has opaque upper glazing panels with an attractive arts and crafts style design, and the room is flooded with natural light from its striking bay window. There’s a feature light-oak fireplace with marble back panel and hearth, with recessed either side making the idea space for shelving, entertainments or display units. The footprint will happily accommodate for a large sofa or suite, and original features include an ornate ceiling rose and a traditional picture rail which runs around the full perimeter of the room. Full use has been made of the picture rail in the room’s decoration with the walls below being painted in a striking, typically Victorian dark green colour, and the walls above matching the ceiling in white, which helps to reflect light and emphasize the room’s impressive height. Original floorboards painted in light grey are a modern touch and would offer the perfect background for a plush rug, and the room comes with a radiator below each section of the bay window.
As you return to the hall and explore further, the next door to your left - which matches the style of the living room door - takes you into the tasteful dining room. Continuing the theme from the living room, there’s a picture rail with two of the walls below painted in a classic midnight blue and the rest of the walls and ceiling in white to maximise the natural light from the large window which looks out onto the rear garden. Floors are once again painted in a contemporary light grey and there’s ample space for a large dining table, a desk, storage units or whatever you require to make this a functional room for your family’s lifestyle.
From the dining room we move into the modern airy kitchen. Larger than you might expect for this type of property, with a large window above the sink and a glazed door leading to the garden, this room has a spacious feel and has been cleverly designed to maximise this. Storage is provided via a large selection of wall and base level shaker-style cabinets finished in a light pistachio green with modern satin chrome handles. The extensive work surfaces are granite effect with complementary slate style floor tiles, and a large one and a half bowl stainless steel sink with mixer taps sits centrally under the window, affording a view over the side return. There’s plumbing and space for all your appliances including dishwasher, washing machine and tumble dryer, and the recently installed Vaillant boiler is also located in the kitchen. The understairs storage cupboard is accessed from the kitchen and there’s additional space for a coat and shoe rack.
Passing through the kitchen you come to the door to the stunning family bathroom. This is another surprisingly large room, with the feeling of space amplified by the two large windows and floor to ceiling, high quality white gloss tiling. There’s a range of inset downlighters and attractive dark stone-effect floor tiles which balances the colour scheme beautifully. The white four piece bathroom suite comprises of a bathtub with tiled side panels, WC, a basin with mixer tap set into a modern light wood vanity and a large luxurious shower cubicle with chrome controls and showerhead and an elegant, curved glass side panel.
Returning through the kitchen, you can now explore the 24ft garden. As you step out into the paved side return, you’ll see the built-in white painted stone planter with some delightful greenery set against a white painted wall – a clever touch which creates a pleasant view from the kitchen window and really makes the best of this space. Following down into the main area of the garden you’ll come directly to a paved patio area perfect for outdoor dining. There’s also a lawn, a small flower border and a large and very useful shed. The garden faces southwest, guaranteeing the best of the daytime and evening sun.
From the garden, back through the kitchen and dining room, head up the first set of stairs decorated to match the hallway below, with space to display your favourite artwork. The landing is on two levels, and features period white painted, turned wood newel post, handrail and balusters. There’s a real sense of space here, with white painted walls and high ceilings, plus one small feature wall in dark green for a dramatic touch.
The first door from the lower landing leads to the third bedroom. This is a lovely double bedroom with some unusual features that make it feel like a room in a country cottage, such as the sloping ceilings at one end and the unusual stone-backed niche in the wall with its own display shelf. The room is painted in white with a light tan coloured carpet. There’s also a radiator and a large window which looks onto the garden at the rear.
On the lower landing, there’s one more door leading into the upstairs WC. The floor tiles are an attractive traditional design with complimentary grey wall tiles, and white painted walls and ceiling above. This room has natural light from its own window and is a useful addition to the main bathroom on the floor below.
Stepping back out and let’s head up to the higher level landing with a radiator, built-in storage and access to the loft space. The first door on the right leads into the second bedroom. Currently set-up as a children’s bedroom, this is spacious enough to easily accommodate a double bed, with room left over for plenty of storage. With its south-facing window this is a lovely bright room, enhanced by predominantly white walls, with one feature wall in light blue and a light tan carpet. There’s also a radiator to ensure a comfortable night’s sleep.
The last door from the landing takes you to the generous and luxurious main bedroom. With its twin windows, this room spans the full width of the house, giving a real sense of grandeur. There’s clever use of colour in this room, with the walls facing the windows painted white to reflect the natural light and the other walls painted in a rich blue to enhance the opulent feel of the space. There’s an original built-in storage cupboard plus a large modern wardrobe which will remain in the property as part of the fixtures and fittings. There’s also a large radiator located between the two windows to maintain the symmetry of the room.

Sellers comments...'We’ve lived on Matcham Road for 20 extremely happy years. It’s a very quiet street lined with cherry trees which burst into flower every spring, within an LTN (Low Traffic Neighbourhood), and a lovely, friendly community. You couldn’t wish for better neighbours. You’ll notice that many houses have a pot of geraniums on the front window ledge - this is a Matcham road signature, started by our neighbour R.
South Leytonstone really is London’s hidden gem. Within a short walk we’ve got the vast open spaces of Wanstead Flats, numerous new cafes, restaurants, delis, bakeries and taprooms, three excellent pubs and a farmer’s market - as well as the famous cultural hub of The Wanstead Tap. Something new and exciting seems to pop up every week. A bit further away is the Olympic Park, Hackney Wick and just beyond that, Victoria Park. All within easy reach. The Central Line from Leytonstone will whisk you to the West End in about 20 minutes. Crossrail is just down the road at Forest Gate. We’re on three bus routes and It’s easy and safe to get around by bike thanks to Waltham Forest’s ‘Mini Holland’ initiative. Another bonus is that it’s very convenient to get the Eurostar from St Pancras with a short (7 minute) trip on HS1 from Stratford International.
Our son was very happy at the nearby primary, Jenny Hammond. It’s a great school with first-rate teaching and care.
Our house has a very solid roof, a useful loft, recently pointed walls and a new Vaillant boiler. The three bedrooms are all genuine doubles. We have a sizeable garden with a large shed. It’s west facing and an absolute joy all day long. On sunny days light floods into the house. We’re visited by woodpigeons, goldfinches, a very vocal blackbird and a cheeky squirrel we call Bob. We even get skylarks, butterflies and dragonflies.
A career change means we are relocating to another part of the country, otherwise we’d have been delighted to stay here for at least another 20 years. We’re absolutely sure that the next owners will love living here as much as we have'
