Guide Price £350,000 - £375,000. A spacious maisonette set over the second and third floors of a purpose-built block, in a well maintained private estate in the Aldersbrook Conservation Area. With excellent transport links and amenities, the property offers large rooms, an allocated garage, over 900 years’ lease and is on the market chain-free. The entrance to Queenswood Gardens faces directly onto the beautiful natural greenery of Wanstead Heath and the grounds of this private residential estate are exceptionally well-maintained with mature trees and shrubs, well-tended borders and manicured lawns. The maisonette benefits from its own garage which is very close to the entrance to The Elms - the block in which the property is located - and resident permits for on-street parking are also available from Redbridge Council. You enter The Elms through the wide communal front doors, which have intercom-controlled access, and find yourself in a well-lit communal hallway with access to the staircase. Up the staircase - which is lit by large windows on each floor - to the second floor, you’ll find the entrance to the property. Step through the front door and you’ll immediately see that the property benefits from some of the best elements of 1970’s modernist design: large spaces with abundant natural light, and the use of internal glass panels which allow the light permeate to across the whole floor plan. The entrance area has practical terracotta floor tiles and to your left, you’ll find a large triple-door built-in storage cupboard, ideal for coats and shoes, with plenty of space left over for general household storage. To your right is the classic period open-tread staircase, which again allows light to flood through the space. Immediately in front you’ll find the well equipped kitchen. There’s a combination of partially free-standing units and cleverly designed built-in units that maximise the use of space. The oven and black modern electric hob are set in a unit with a practical stainless steel work-surface ideal for food preparation. Cupboard doors and drawers are white with modern chrome handles. There’s a butler’s style sink directly below the large window, space for fridge freezer and plumbed-in space for a washing machine. Decoration is simple with white painted walls and ceiling and white wall tiles. The kitchen is separated from the living room by another classic 70’s design statement; a frosted glass partition, which even has a serving hatch – a fantastic feature that adds a little period character. Back into the entrance area and then head into the large, bright living room. With windows on two sides, including a large, almost full-width bay, this room really does benefit from the natural light which is a typical design feature of this type of property. This is a large room which could be configured in a number of ways. The area under the side window would make a fabulous dining space with views out towards the Wanstead Golf Course – or could equally be configured as a study area for homeworking. The large bay would make a fantastic reading nook with a classic Eames lounge chair and ottoman, or perhaps a modern take on a chaise longue. There’s plenty of additional space for comfy seating, storage and an entertainment unit. Decoration is currently modern and simple with light grey walls and white ceiling, but could be easily enhanced with some additional design flair – for example, the alcove in the rear wall would look stunning with a mural or some stylish feature wallpaper. There are also attractive light fittings and a fawn coloured carpet, plus a storage heater to keep you cosy in the colder months. Up the staircase now to the large landing with the luxury of plentiful natural light from another large window, along with oak-effect engineered floor, white paintwork and light grey walls. The first door on the landing, to your right, leads into the large, well-designed and beautifully appointed bathroom. The modern four piece white bathroom suite comprises of a bathtub with chrome mixer tap and wall mounted shower attachment, a low flush WC, a shower cubicle with glass sliding doors and a large handbasin set in a stylish and useful cabinet, with a mirrored wall-mounted cabinet above. The bathroom is finished with stone-effect floor tiles, and slightly darker complementary wall tiles topped by an attractive ceramic trim. Out of the bathroom and straight in front you’ll find the main bedroom. This is a light and spacious room with another large bay window. There’s a run of modern white and mirrored built-in wardrobes with plenty of room left for a large double bed, bedside cabinets and additional storage. The fabulous bay window would be the perfect location for a luxurious dressing table or a bespoke window seat. Walls are painted in light grey with a darker grey feature wall behind the bed – the ideal spot for your favourite artwork, plus there’s an elegant light fitting and a cream coloured carpet, which could be quickly brightened up with a colourful rug. Back to the landing now and the final door, up ahead, brings you into the unexpectedly large second bedroom. To your left there’s a full width and full height set of built-in wardrobes offering fantastic storage space, and while it’s currently set up as a single room, it could easily accommodate a double bed. This room is large enough to have a dual role of study and spare bedroom, with space for a sofa bed, a large desk and additional furniture if that suits your plans – or perhaps a kid’s room or a nursery will suit your needs. Flooring is a continuation of the engineered boards from the landing and decoration is a clever combination of two tones of coral, making for a relaxing ambience. While you may wish to refresh some of the internal décor and flooring/carpet, it’s a ready-to-move-into property which you could easily put your own stamp on. Queenswood Gardens is set within the beautiful Aldersbrook Conservation Area, surrounded by the beautiful green spaces of Wanstead Flats and Wanstead Park. The area has an almost rural feel but still benefits from fabulous transport links and local amenities. Stations on the Overground, Elizabeth Line and Central Line are all within a 20 minute walk and there are bus routes immediately accessible at the end of Queenswood Gardens. All the amenities of Leytonstone High Road are close by, as are the unique hospitality businesses of the Winchelsea Arches. For sports fans, there are tennis clubs, a cricket club, a bowling club and a golf club all within the immediate area, while Wanstead and Leytonstone Leisure centres are both within easy reach. This lovely two bedroom maisonette has been well loved and looked after, and presents a fabulous blank canvas with the potential to create your perfect property – just add your chosen furniture and perhaps a few interior design touches to suit your personal style.
Owners Comments…The flat is nice a bright and is in a great location with lots of green space surrounding it, Wanstead Flats opposite and Wanstead Park less than a 5 minute walk away with beautiful ponds and woods and a lovely little tea hut. There are a few community events in Wanstead and Leytonstone, including jumble trails and the yearly "Wanstead Fringe" where there are various events. The Temple in Wanstead Park has outdoor theatre productions in the summer. Aldersbrook Primary School is about a 10 minute walk away.
I have lived in the flat for around 18 years and I have absolutely loved the area and living in Queenswood Gardens, but I am now moving out of London for work reasons and am able to offer the sale with no onward chain’.
