Timbertops
Upper Lydbrook, GL17 9LW

This beautifully bright home boasts exceptional views over ancient woodland. Inside, the immaculately presented property features a newly fitted kitchen, a capacious sitting room, three double bedrooms and two modern bathrooms. Outside, there are verdant gardens to the front and rear, which include sun terraces, a wildlife pond and a vegetable patch.

Location:

Lydbrook offers magnificent views from its high slopes. It lies on the north-west edge of the Royal Forest of Dean - an area which offers 24,000 acres of glorious countryside and presents an ideal landscape for outdoor activities such as walking and cycling.
The River Wye is a short stroll - around a mile away - and a picnic site at Lower Lydbrook in the heart of the Wye Valley AONB allows launching canoes or enjoying scenic riverside walks.
It is worth noting that The Old Black Bridge footpath – which leads over the River Wye and connects Lydbrook to Welsh Bicknor - is part of the 136-mile Wye Valley Walk, used by some 20,000 walkers annually. During the summer, canoeists stop here between Ross-on-Wye/Kerne Bridge and Symonds Yat, along with wild swimmers who enjoy the cool, shallow waters found at this spot.
There is also a wealth of local amenities in Lydbrook which include a primary school - rated 'Good' by Ofsted – plus three reputable pubs, a post office, a convenience store, a health centre, a tearoom, an Indian takeaway and an award-winning fish and chip shop.

The home at a glance:

Timbertops is perched in a tranquil, elevated spot, giving the effect that it is tucked away amongst the trees. Two sets of gates secure the gravel driveway, which is large enough to accomodate several vehicles. The front entrance leads into a handsome reception hall - a space that includes an oak floor, splashes of Farrow and Ball paint and woodland wallpaper - which mirrors the local landscape. It is also worth noting that the hall also includes a hatch which leads down to a wine cellar, and, in the far right-hand corner, there is a door which opens into a cupboard housing a Worcester combi-boiler.

The recently fitted kitchen was sourced from Gardiner Haskins. This includes base-and-wall-mounted shaker-style units with soft-close doors, as well as a broad pantry and Neff appliances which include an induction hob, extractor fan, slide and hide oven and a warming drawer. There is also an integrated fridge/freezer, a full-height radiator and Karndean flooring. A door to the side leads outside, and this exit is sheltered beneath a covered walkway that links the home to the substantial garage, which includes light, water, and plumbing for a WC and a washing machine.

The master bedroom, a space which is well-equipped with overbed fitted wardrobes, boasts an en-suite bathroom which is fully tiled and includes a free-standing bath with a shower attachment, a WC, a vanity unit, a heated towel rail and Amtico flooring.
At the end of the reception hall, two steps lead up to a spacious, light-streamed sitting room which includes a multi-fuel stove within a marble and sandstone fireplace. There is more woodland wallpaper on one side of the room, and the windows beautifully exhibit the surrounding wooded hills.

A staircase leads to the lower ground floor, giving access to two more double bedrooms, the largest of which also includes overbed fitted wardrobes and a set of French doors which lead through into a substantial conservatory. In between the two bedrooms, there is a shower room which is fully tiled and includes a walk-in shower, a countertop vanity unit, a WC, a heated towel rail and an illuminated mirror.

Outside, the garden has been landscaped to create several terraces. A patio seating area outside the conservatory offers the owner peaceful space. The garden is a real sensory joy; there is a wildlife pond with a water feature, which emits a tranquil bubbling sound, plus scented blooms, a variety of colourful blooms which change throughout the spring and summer seasons, and scope to grow fruit and vegetables as there is a greenhouse at the bottom corner of the rear garden, as well as raised beds in the top corner of the front garden.
