The lodge comes fully furnished ready for use, with touches of luxury to make your holidays care free. You enter into a hallway with handy storage cupboard and doors to all rooms. The Lodge is currently used for holiday letting and a number of 2025 bookings have already been taken.

The open plan living area has a well appointed kitchen/dining area with everything you need, including range cooker, integrated fridge/freezer, washer machine, dishwasher and microwave. The sitting area has an L shaped sofa one which converts into a sofa bed, a feature media wall with fitted TV, and decorative electric fire.

French doors give access to the composite deck area with hot tub (for sale by separate negotiation).

To the rear of the lodge is the master bedroom which has a king size bed, fitted wardrobes with hanging rails and drawers. The bedside cabinets have lights over, matching dressing table with drawers. There is also an en suite with shower.

The second bedroom has twin single beds, wardrobe and dressing table. The main shower room has a mains shower enclosure with glazed screen and door, wash hand basin with cupboards under.

There are PVCu double glazed windows throughout with either blinds or curtains, inset ceiling lighting, stainless steel light switches and power points and piped LPG central heating. There is also fibre connected broadband to the unit which is included in the pitch fee.

Externally there is a good sized enclosed wrap around deck with gate giving access to the parking area for 2 cars.

You may only purchase this holiday home for leisure purposes and whilst it can be used 12 months a year it cannot be used as your main residence. You are able to get fibre broadband to the property which is currently included in the pitch fee.

Newperran is situated approximately 10 minutes drive from Perranporth.

The resort has an indoor swimming pool, bar and restaurant, arcade, laundry, children's play area and dog walk. There are local shops in Goonhavern for your everyday essentials with supermarkets in Newquay, Redruth & Truro.

The holiday home comes with the remainder of a 20 year licence from April 2022.  Buyers will need to complete paperwork with the resort, go through terms and conditions and provide proof of address for main residence.

You will also be able to discuss any questions that you have about the resort. The resort currently closes over the winter period but you are able to use the holiday home 12 months a year. If you decide to sell the holiday home in the future then 15% of the sale price plus VAT is payable to the park.

COSTS
There is an annual pitch fee of £7,183 for 2025. There is metered electricity and LPG gas and owners get billed twice a year. The unit also has fibre broadband connected (approx. 15mb upload and download speeds) which is currently included in the pitch fee.

SUBLETTING
Away Resorts offer a subletting scheme and further details are available from the resort. You are also able to let the property yourself for holiday use.
