Location
The village of Goodrich sits within the centre of the Wye Valley Area of Outstanding Natural Beauty, lying beneath Coppett Hill, a peak that offers good walks and a splendid view of the River Wye.
Goodrich boasts an excellent country pub -The Cross Keys - a welcoming family-run former coaching inn that consistently garners rave reviews online and this is a stone's throw from New Barn House. In addition, Goodrich Village Hall is a fantastic community venue that frequently hosts various fitness classes, an array of music nights and also operates as a pop-up cinema. There is also an extremely well-regarded primary school in the village which has a 'Good' Ofsted score, plus a centrally located church, a tennis club and a cricket club.
Arguably, the village is most well-known for its commanding 11th Century hilltop castle which stands on the northern fringe of the Goodrich beside the river Wye. This fortress features the 'Roaring Meg' – the largest and only surviving Civil War mortar, which was cast in 1646 for the castle's siege.
Goodrich also sits around five miles in either direction between the popular market towns of Monmouth and Ross-on-Wye, both of which feature good comprehensive schools as well as independent shops, cafes and restaurants. It is worth noting that Monmouth also offers the prestigious Haberdashers private schools.
A network of excellent road networks are within easy access of New Barn House. The A40 is a short distance away and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye, and this gives good access to the M5 - leading to Birmingham to the north and Bristol to the south.

The home at a glance
A wealth of classically elegant features are exhibited throughout this three-storey Georgian house, which also bears a basement-cum-hobby room. High ceilings accentuate the home's grand size, wooden floors offer a naturally inviting and timeless effect, and plenty of light cascades into many of the rooms through sash windows.
The bright and airy open-plan dining kitchen offers a particularly pleasing heart of the home as it overlooks the manicured south-facing garden and rolling hills beyond. It features a timbered vaulted ceiling, exposed stone, a Belfast sink, chic duck-egg shaker units, granite worktops and modern integrated appliances - including a microwave and a dishwasher. In addition, there is space for a range-style cooker and housing for an American-style fridge-freezer.
Of the reception rooms, both exhibit the historic character of New Barn House beautifully well as they each carry picture rails, ceiling roses and ornate fireplaces that house log-burning stoves - a staple of country life.
The ground floor also includes a utility room, a cloakroom and an integral double garage with power and electric doors.
Of the bedrooms, two are found on the first floor, as is the attractive family bathroom which includes a bath with a shower attachment, plus a large walk-in dual-headed shower, a WC, a bidet, a marble countertop vanity unit and a heated towel rail.
The top floor accommodates two further bedrooms, the larger of which carries a vaulted ceiling with exposed trusses and an en-suite shower room.
The annexe, named "The Snug" is presently rented out as a holiday let via Airbnb. The accommodation is laid out over two storeys, and, on the ground floor, there is a reception hall and a dining kitchen which is complete with a Beko induction hob, a Beko fan oven, an extractor fan and an integrated under-counter fridge. A staircase in the reception hall leads to the first floor, which includes a sitting room, a bedroom with a vaulted ceiling and an en-suite bathroom.
Outside, the garden is predominantly laid to lawn but in the warmer months of the year, vibrant blooms – including vast swathes of roses – create a showstopping display around various archways and flowerbeds. There is also a koi pond tucked away in a peaceful corner of the garden.
There are two outbuildings, both of which are equipped with hard-wearing rubber roofs. Of these, the timber summerhouse presently serves as a second hobby room. The other, stone-built former 'piggery' offers ample storage space for gardening equipment. This also includes a covered seating area – which incorporates a glorious decorative tile floor and presents an excellent space to soak in the unspoiled rural vista of far-reaching farmland and wooded hills.
