Summerfield
Great Doward, Symonds Yat West, HR9 6BP

This immaculately presented four-bedroom home is set in a gloriously tranquil corner of the countryside, on a hillside that boasts far-reaching countryside views. The heart of the single-storey residence is a beautifully bright open-plan living arrangement, but the house also carries a separate sitting room, complete with a modern wood-burning stove.
Within the grounds - which are approximately half an acre - there is a detached double garage which includes a separate room, giving an exercise studio.

Location:

The spectacular setting of Symonds Yat is famed for its phenomenal river scenery, wooded hills and limestone cliffs. There are a multitude of welcoming riverside pubs and restaurants which are exceedingly popular with residents and tourists alike. There are many delightful walking and cycle routes throughout the area and, for those who enjoy outdoor pursuits, various companies offer a wide range of activities such as canoe hire, rock climbing and caving. The closest village, Whitchurch, is particularly sought after, partially owing to its Church of England Primary School which is graded as 'Outstanding' by Ofsted. The popular community-spirited village shop, Woods of Whitchurch also operates as a coffee shop and takeaway. In addition, Whitchurch offers a village hall, a reputable MOT centre, a highly commended hospitality venue - The Old Court Hotel - plus a post box and bus stop.

Symonds Yat is just two miles from the Welsh border and centred between the two popular market towns of Ross-on-Wye and Monmouth, both of which offer highly regarded secondary schools, supermarkets, restaurants, pubs, leisure facilities and independently owned shops.
A series of major road networks are also easily accessible; the A40 is around a mile away and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye, around eight miles away, which gives good access to the M5.

The home at a glance:

Summerfield is set away from a single-track country lane and, as the name suggests, the rear south-facing garden receives sunlight throughout most of the day. The main entrance leads into a hallway, which sets an excellent scene as it carries a Mandarin Stone tiled floor - equipped with underfloor heating - and a full-height window to let natural light pour into the bungalow. There is a series of built-in cupboards across the right-hand side - offering ample space to store coats, shoes and other outdoor apparel. On the left-hand side of the hallway, there is a pretty cloakroom - which includes heating under its decorative tiled floor, sourced from Ca' Pietra - plus a WC, and vanity unit. The next door along gives access to a utility room, which presents space and plumbing for both a washing machine and a tumble dryer. It is worth noting that this room includes underfloor heating and an extractor fan, therefore offering occupants an ideal area to air-dry laundry.

The reception hallway concludes at the open-plan living area; a light-streamed expanse that features an engineered oak floor, timelessly elegant shaker-style units with solid wooden worktops and, within the formal dining zone – also complete with underfloor heating - there is a roof lantern and a set of bi-fold doors which stretch across two sides to the room. During the summer months, this corner can be fully opened, creating a fantastic entertaining space. In terms of facilities, the kitchen includes an integrated dishwasher, a 1 ½ ceramic sink with mixer tap, space for an American-style fridge-freezer and an alcove - complete with attractive Metro Tiles splashback - offering a perfect nook for a range cooker.
Summerfield also includes a separate dual-aspect sitting room which bears a Jotul wood burning stove - a staple of country life - which is beautifully framed before a full-height window.

Of the four bedrooms, three are large enough to accommodate double beds, whereas the fourth bedroom is presently utilised as an office. One of the bedrooms boasts an en-suite shower room, and the family bathroom provides additional washing facilities which include a bath with a dual-headed shower, a WC, a basin and a heated towel rail. It is worth noting that the hallway that links the bedrooms also offers a reading nook over a custom-made dog bed and this has built-in storage overhead - presenting an alternative zone for an office. The hallway also features an arch-shaped alcove, which offers a pretty area to display trinkets and family photographs.

The garden includes a sun terrace, complete with a Mandarin Stone patio, which is set outside the dining room and this extension includes lighting all around. There is a level area of the garden in the place of a former play area, and this presents a good spot for the installation of a summerhouse. Next to the garage, there is a firepit area which captures a fantastic view of the surrounding hillsides and presents an idyllic spot to set up a hot tub and watch the setting sun.

The block-built, cedar-clad garage/workshop - equipped with up-and-over electric doors - has light and power. A door at the far end leads into a gym area, which has an external door leading to the firepit zone of the garden.
