METHOD OF SALE:
The land is offered for sale freehold with the benefit of Vacant Possession with the deadline for the submission of Informal Tenders (Subject to Contract) being at 12 Noon on Wednesday 18th December 2024.
LAND AND SOILS CLASSIFICATION:
The land is classified as Grade 1 on the Land Classification Map of England & Wales. The majority of the land parcels are further classified by the Soil Survey of England and Wales as being part of the Wisbech Soil Series which is further described as 'Deep stoneless calcareous coarse silty soils. Groundwater usually controlled by ditches or pumps. Flat land with low ridges. Risk of wind erosion locally.' And is capable of growing 'Sugar beet, potatoes, field vegetables, horticultural crops and cereals in the Fens; grassland and some cereals in moist districts.'
TENURE, POSSESSION AND RIGHT OF HOLDOVER:
The tenure of the land is freehold. Possession of the land will be available upon completion subject to a Right of Holdover in favour of the outgoing Tenant over approximately 3 acres of land on the Southern side of the field until 31st March 2025 in order to harvest the current Brassica crop.
LAND DRAINAGE:
No recent land drainage schemes have been undertaken. There are no land drainage plans available.
WAYLEAVES, RIGHTS OF WAY AND EASEMENTS:

It should be noted that the South Holland Internal Drainage Board have a Byelaw Right of Access adjacent to their drain which forms the southern boundary of the field.
