The original parts of Paw House are thought to have been constructed mid 1860's using local Purbeck Stone.
Today, this charming cottage belies the light, spacious and modern feel of the interior. Quirky and unusual features, always give new visitors something to talk about! As the seasons change, the way you live and use the house changes. From sunroom to sitting room there is always a place to relax.
Reflecting recent times, there is space for a home office, and having a downstairs bedroom and en-suite could offer the possibility for multi-generational living.
From the ENTRANCE PORCH, you step into a very cosy SITTING ROOM, which has a Victorian-style cast-iron fireplace with Purbeck stone hearth and stripped wood flooring. The DINING ROOM has loads of character and feels like the heart of the home.
Step through into the KITCHEN, which has a bright splash of colour on the walls and contemporary kitchen units. There is a large gas range and space for all other white goods. A door to the side entrance leads to a cloakroom, with a small wash hand basin.
The split level SUNROOM is probably the room where you will spend most of your time! It faces South/West and is a sunny, light spot, creating an easy space for dining and entertaining. There is a particular spot reserved for the Christmas Tree! Doors lead out to the private courtyard.
This level has a double BEDROOM (2) which has exposed Purbeck stone walls, and intriguing use of light, with a Velux window and a triangle window, with glimpses of the sky from your bed. There is a super EN-SUITE SHOWER ROOM with a wash hand basin and W.C.
From the dining room a staircase takes you to the first floor and further bedrooms. The PRINCIPAL DOUBLE BEDROOM (1) has a DRESSING AREA and an EN-SUITE SHOWER ROOM. Exposed stone walls and a timber ceiling has given this room its personality. A brilliant use of space allows for a dressing area and storage for clothes, and you are led through to the en-suite shower room, W.C., and wash hand basin. BEDROOM 3, is a double room with fabulous distant views over open country, and stripped wood flooring for a country cottage feel. BEDROOM 4 is also double room and although small, there has been clever use of a large mirror to maximise the light, and from the windows there are far reaching views.
The FAMILY BATHROOM has a corner panelled bath, W.C., and wash hand basin.
Outside
There is a PARKING BAY at the side of the cottage and through the wooden gates you step into the REAR COURTYARD GARDEN. This delightful courtyard is south facing, it is a private and contemplative place. Which is lucky, as there is an old covenant on the property, which prevents the homeowner from selling alcohol in the far corner!
There is a timber garden shed, which can hold all your gardening bits and bobs and another larger shed which can accommodate anything from a motorbike to a kayak.
Location
Langton Matravers is a pretty Purbeck village. The Dubber magazine keeps you up to date with what is happening, be it a village fete, open allotment days, walks and talks about the local history or the local school. One magical occasion in the village calendar is the Christmas tree display at the village Church.
The pub, The Kings Arms, is famed for a friendly welcome, cosy rooms and fabulous food. The village also has a regular bus service to Swanage, Wareham and beyond.
From Paw House, across a couple of fields and let your breath be taken away with the views, across the water to the Isle of Wight, to your left Bournemouth, to your right Portland, then carry on down to Dancing Ledge.
Another favourite walk (via the dinosaur footprints) is to The Square & Compass to try one of their famous pasties, take in the sea views, enjoy live music and visit the museum of locally collected fossils kept in the pub.
Other paths take you to Tom's Field camping where there is a little shop and homemade cakes or head down the village to Putlake Farm which is great for children with the animal play area and a great cafe for an early breakfast.
