Our Lettings Process - THE LETTING PROCESS
Once you have decided to proceed with an application for one of our rental properties, and have provided us with proof of your identification (passport/driving licence and a utility bill in your name for your current home) our process is as follows:
You will be asked to complete and return our Application for Tenancy form (this can be collected from our office or emailed/posted to you).
Your application will need to be returned to our office, together with your application fee and 200 holding deposit. (The first applicant fee is 150 plus vat, and the second applicant fee, 50 plus vat. Should you need a guarantor to support your application our fee is 50 plus vat). The holding deposit will secure the property for you for the period of the credit checking process.
Once your application has been approved, the following fees will be due to be paid to Fletcher and Company as cleared funds prior to the date of the start of the tenancy.
* Deposit of one month's rental plus 100 (we will already have your 200 holding fee on your account which will go towards this amount). Your deposit will be secured (for both you and your landlord's security) in The Deposit Protection Scheme.
* One month's rental payment, payable one month in advance
* Inventory fee of 150 plus vat.
Prior to your moving in date, you will need to call into our offices to sign the Tenancy Agreement and The Deposit Protection Scheme forms.
On moving day, all monies due will need to be in the Fletcher and Company client account as cleared funds. You can collect your keys from our offices in Duffield, together with copies of all the documentation in relation to your rental property, including the inventory. You will have seven days to make any comments/amendments to the inventory and this should be returned to us for safekeeping. You will be provided with a copy of your own records.
