LOCATION

The town of St Ives is located a few miles east of Huntingdon and positioned on the banks of the Great River Ouse. The town includes many local amenities, schools, restaurants and an abundance of shops. St Ives is well positioned for the A14 and has also benefited from the introduction of the guided bus-way for access in to Cambridge and the stop for this is within a minute's walking distance from this house.

THE ROOM

Double bedroom, fully furnished on the 1st floor of the property. The room shares the shower room facilities on the same floor with one other housemate.

THE HOUSE

The house provides six individually styled bedrooms (5 Doubles and 1 Single) - with three on each floor. Two of the bedrooms are en-suite and the four-bedrooms share two further showers, one of each floor. The bedrooms are fully furnished to include, bed, mattress, wardrobe and drawers. The communal kitchen/dining/living room area has been fitted with contemporary units and work surfaces. A full range of appliances to include two fridge/freezers, washing machine and dryer. The communal living area is furnished with a sofa and communal TV with patio doors opening up to the rear garden.

EXTERNAL

The rear patio area provides a seating area for housemates. There is driveway parking for three vehicles to the front, although this is on a first come first serve basis.

UTILITIES AND SERVICES

All utility bills including gas, electricity, water and council tax are included within the advertised rent. Also included within this are the costs for the regular cleaning of all communal areas and WI-FI.

REFERENCING AND HOLDING DEPOSIT

Each applicant over the age of 18 years old will be required to be referenced and will be required to provide photographic identification and proof of address/residency.

A holding deposit of one weeks rent will be requested at point of application. Until payment has been received viewings will continue on the property.

Should the tenancy then not proceed due to the decision of ourselves as agent or the Landlord then this will be repaid to you in full. A decision on this will be made within 15 days of the payment being made and the holding fee returned to you within 7 days of the decision being made not to proceed.

This payment though will not be refunded in the event that you withdraw your application to rent the property, you fail your right to rent checks or you provide false or misleading information on your application form leading to the application failing.

Should the tenancy proceed as planned then this holding charge will be converted in to part payment of the security deposit for the tenancy.
